Wood Partners has opened its newest Florida Community—Alta Clearwater. Situated at 1320 Sands Terrace East on Clearwater, Fla.’s Old Tampa Bay side, the luxury property offers 314 residences across 10 buildings.
“Wood Partners already has a very strong presence in Florida, so we know this market well,” Charles Barrus, executive managing director at Wood Partners, told Multi-Housing News. “With Alta Clearwater, we recognized the opportunity to develop a property that fills a need for higher-end living in a strong and growing market. Central Pinellas County historically has been undersupplied from a housing standpoint due to strong demand coupled with few tracts large enough to be suitable for multifamily development.”
Supply chain issues
Alta Clearwater offers one-, two- and three-bedroom units, which range in size from 757 to more than 1,270 square feet. Residences feature wood-look plank flooring, low-profile Whirlpool appliance packages, under-cabinet LED lighting and, in bathrooms, framed mirrors and pendant lighting. Common area amenities include a swimming pool with shaded pavilion and private cabanas.
“The challenges we faced with this property are the same ones being experienced by developers across the country,” Barrus added. “It is the larger market pressures around supply chain and skilled labor availability that have had the biggest impacts.”
A location near Route 19 offers residents of Alta Clearwater access to jobs, restaurants and shopping throughout the Tampa Bay area.
The property is located within nine minutes or 3.1 miles of Saint Petersburg College. Saint Petersburg-Clearwater International Airport and Tampa International Airport are each an approximately 30-minute drive away. Three shopping centers are situated within 1.7 miles, or a seven-minute drive, of the apartment community.
Among the parks and recreational opportunities in the area are Crest Lake Park, Moccasin Lake Nature Park, Clearwater Marine Aquarium, Philippe Park and Florida Botanical Gardens, none more than a 21-minute drive away. Two months ago, Wood Partners was identified as the most active developer in the Carolinas’ Triangle region.
